Where is the most comfortable place to live and in which areas you should be especially careful not to become a victim of intruders? The experts of the real estate company Penny Lane Realty tried to find an answer to this question by analyzing the ecology, transport accessibility, infrastructure, security and plans for building facilities in different areas of Moscow.
The rating of the most promising territories is opened by Strogino. More than half of its area is occupied by parks and recreational areas, from the north, east and south the area is washed by the Moscow River. Где комфортнее всего жить и в каких районах стоит быть особенно внимательным, чтобы не стать жертвой злоумышленников? На этот вопрос постарались найти ответ эксперты компании в сфере недвижимости Penny Lane Realty, проанализировав экологию, транспортную доступность, инфраструктуру, безопасность и планы строительства объектов в разных районах Москвы.
Рейтинг самых перспективных территорий открывает Строгино. Более половины его площади занимают парки и рекреационные зоны, с севера, востока и юга район омывает Москва-река. Возможностей заняться спортом предостаточно: стадион "Янтарь", Ледовый дворец, водно-лыжный стадион... Жителям удобно отовариваться в крупных сетевых центрах. После открытия движения по Живописному мосту и северо-западному тоннелю без особых затруднений можно попасть на Новорижское шоссе напрямую из центра Москвы по Звенигородскому шоссе и Краснопресненскому проспекту. Жизнь многих обитателей панельных домов застройки 70-х годов прошлого века скрашивает их расположение - "у воды". Впрочем, в районе построено немало и современных жилых комплексов. А столичное ГУВД называет Строгино одним из самых безопасных районов столицы.
Схожими преимуществами обладает и Тропарево-Никулино. Много зелени, обилие торговых центров, плюс множество вузов и театров. Эксперты не сомневаются: район станет еще быстрее развиваться после открытия в 2014 году станции метро "Тропарево", и его привлекательность будет расти в связи с близостью к инновационному центру "Сколково". Большие перспективы и у Ясенево. Ведь именно в южном и юго-западном направлении пойдет в ближайшие годы развитие Москвы, которая станет прирастать территориями Подмосковья, ограниченными Киевским и Варшавским шоссе. В пятерку самых перспективных районов вошли Крылатское и Куркино.
Увы, не все жители столицы живут в столь благополучной обстановке. Самые криминогенные районы столицы - Северное и Южное Чертаново. Именно здесь чаще случаются разбои и мелкие кражи, а также стычки между представителями разных национальностей. "Эпицентром" неблагополучия Чертаново стало из-за массы расположенных здесь небольших производственных предприятий и рынков. На втором месте - Гольяново. На территории района работает около 30 промпредприятий, есть автовокзал. Концентрация приезжих вместе с неблагополучной экологической и транспортной ситуацией заставляет экспертов советовать выбирать для жилья другой район. А тем, кто решил обосноваться в Измайлово, они напоминают о необходимости принять дополнительные меры безопасности. Ситуацию осложняют рынки и другие точки притяжения для приезжих - например, автовокзалы на "Щелковской" и "Партизанской". А Измайловский лесопарк, увы, не раз попадал в сводку ГУВД. Те же преступления выдвинули на четвертое место и район Коньково. "Одно из конкурентных его преимуществ - Битцевский парк - является источником опасности", - отмечают эксперты. В Выхино, замыкающему опасную пятерку, нередко происходят разбои и нападения.
